Mexico’s Institute to Return Stolen Goods to the People (INDEP) announced the auction of a property located within the exclusive Tapalpa Country Club residential development in Jalisco, a site that has drawn attention due to its proximity to the area where Nemesio Oseguera Cervantes, alias “El Mencho”, was allegedly hiding.
The property will be included in the federal agency’s upcoming national auction, scheduled for May 28 under the “sealed bid” format, a system in which financial offers remain confidential until the official opening.
According to the INDEP announcement, the land spans more than 13,000 square meters and has a starting price of 12,939,520 pesos. The property was transferred to the institute by Mexico’s Treasury of the Federation (Tesofe).

The agency explained that the land has a legal title deed and lawful possession status, and is located within one of the most exclusive residential areas in the mountainous region of Tapalpa, known for its tourist developments, cabins, and luxury properties.
Based on information released by INDEP, the property is located inside the Tapalpa Country Club complex, surrounded by wooded areas and near the cabins where “El Mencho” allegedly remained hidden before the federal operation carried out on February 22 in the municipality of Tapalpa, Jalisco.

People interested in participating in the auction may still visit the property by appointment before the official process begins. Part of the information was reported by the newspaper El Universal.
How the INDEP Auction of “El Mencho’s” Property Will Work
The sale will be conducted through a “sealed bid” system, meaning each participant will submit a financial offer without knowing the bids made by other competitors. Once the envelopes are opened, the property will be awarded to the highest bidder.
INDEP reported that proposals will be received on May 28 from 10:00 a.m. to 12:00 p.m. at its offices in Mexico City. The opening of bids will also be streamed live through the agency’s official YouTube channel.
The institute also clarified that it will not assume responsibility for the future use the buyer decides to give the property. It also specified that notary fees, taxes, and additional procedures must be covered by the purchaser.
The national auction will include a total of 211 properties distributed across 75 lots, including houses, land plots, commercial spaces, and mixed-use properties located in several Mexican states, including Jalisco, Guerrero, and Quintana Roo.
